[T3] Nitrogen in tires

As Russ said, regular old compressed air is about 70% nitrogen.
Maybe, just maybe, using nitrogen to dilute the oxygen inside the tire might slow the dry rot from INSIDE the tire; but the effect is probably about as significant as filling your tires with helium to reduce the unsprung weight.
